    TOK management realizes that healthy and high-performance buildings and interior environments lead to healthy people, employees and companies.  Voted one of Treasure Valley 's Best Places to Work in 2008, the company's commitment to its employees is evident through its sustainable goals in the Green Remodel Plan.  Cornerstone Design worked with TOK to write a plan that was used as the guiding document throughout the process.  This plan followed specific LEED credits as well as unique and innovative measures devised by the design team. 

     

    Energy Efficiency - The goal to reduce energy in the existing space was met through several strategies:  retrofitting existing fluorescent light fixtures, delamping, specifying T5, T5HO and LED new light fixtures, installing occupancy sensors, and setting a standard for purchasing new Energy Star rated equipment and appliances.  The information from the submetering effort shows over a 20% reduction in energy over the previous year due to these strategies.

     

    Construction Waste Management -  A goal of diverting 90% of construction waste from the landfill was set at the beginning of this project.  A strict recycle program was followed on this project in order to follow LEED for Commercial Interiors Material and Resources, Credit 2.2 “Divert 75% from landfill.  Due to the recycling program including metal, cardboard and drywall, we were able to divert over 92% of our waste material from the landfill!

     

    Construction IAQ Management Plan - Special efforts were made by the contractors and subcontractors to perform work during off-hours even though they were removing and installing drywall, insulation, ceiling tile, etc., and to partition off areas under construction and to control construction debris and particulates from disturbing adjacent work areas.  All of these measures helped to avoid reduced indoor air quality for employees and workers alike during construction.  A MERV 8 filtration media was placed over all affected RA ductwork to protect existing HVAC system from contamination of particulate during construction.  In addition, all demolition areas were tented to contain particulate while air filters were used to clean the air in the construction areas.  The crews maintained clean construction areas daily for the health and safety of the existing tenant. 

     

    Resource Reuse - The designer evaluated all existing casework and re-used a good majority in different locations throughout the project.  In addition, all new casework was designed to be flexible and modular so that it can easily be detached and moved into a different space in the future.

     

    Local and Regional Resources - Local subcontractors and vendors were utilized as much as possible to minimize transportation and fossil fuels, as well as to support the local economy. 

    Where possible, all materials used on the project were purchased within 500 miles of the Boise area to minimize transportation as much as possible.

     

    Materials -

    A variety of unique and sustainable materials were designed into the project by Cornerstone Design, including:

    •  no VOC paint with antimicrobial attributes

    •  Wallcovering with recycled content:  40% Post-Industrial, 10% Post-Consumer

    •  Aluminum floor tile composed of 52% recycled content and 100% re-usable at the end of its life

    •  Plyboo bamboo, 100% rapidly renewable, from a forest with no pesticides or irrigation

    •  Lyptus – rapidly renewable hardwood for custom conference table

    •  100% Post Consumer Recycled Paper countertops

    •  98% Recycled Content decorative resin from crushed bottles, plates, windows, and other various products

     

    All FF&E installed in this project is Greenguard-certified for Indoor Environmental Quality, and also meets at least one of the following criteria:

    •  25% recycled content

    •  FSC-certified (wood)

    •  Cradle to Cradle certification

     

    In June 2009, TOK was awarded a City of Boise Building Excellence Award in the Green Building Upgrade category.  Cornerstone Design developed the green remodel plan, performed the interior design, and assisted with construction management and green adherence throughout the project.
